Commercial Plumbing Emergency? Here's What to Do First

When a commercial building floods, the damage bill is set in the first fifteen minutes — not by the repair. Work this list in order, and have it printed where your building staff can reach it.

1. Shut the water off at the closest isolation point

Use the nearest branch or riser valve before reaching for the main, so you take one floor or one tenant offline instead of the whole building. If your valves are not tagged, that is a maintenance item worth handling this month.

2. Kill power to anything the water can reach

Panels, server closets, and equipment rooms first. Do not walk into standing water near energized equipment — that call goes to the electrician, not the plumber.

3. Protect the path, then document

• Contain and redirect water away from finishes, product, and records
• Photograph everything before cleanup starts — insurance will ask
• Note the time the failure was discovered and when the water was isolated

4. Call your plumbing contractor with the right information

Say what failed, where it is in the building, whether water is isolated, and whether the space is occupied. That determines what gets loaded on the truck. 5. Fix the cause, not just the symptom

A sewer backup that happened once will happen again. Camera inspection after the cleanup tells you whether you are dealing with grease, roots, a belly in the line, or a failing section of pipe — and turns an emergency into a planned repair.

• Tag and exercise isolation valves annually
• Scheduled grease trap and drain line cleaning on a set interval
• Camera inspection of problem lines before the busy season
• Replace water heaters on age, not on failure
