Scope

What Tenant Finish Plumbing Includes

Tenant finish work connects a new layout to a building that is already standing. We field-verify what is there, then build only what the suite needs.

Tie-Ins to Existing Risers

New waste, vent and domestic water branches connected to the building's existing risers and mains.

Restrooms & ADA Fixtures

Restroom groups and accessible fixtures laid out and set for the suite's occupancy.

Break Rooms

Sinks, dishwasher and ice-maker connections, and water heaters for staff break areas.

Medical Gas

Med gas piping for dental and medical suites, installed by ASSE 6010 certified brazers.

Restaurant Grease Interceptors

Grease interceptors and kitchen waste for restaurant tenant finish, ready for scheduled cleaning.

Occupied Buildings

Coordinating Tenant Build-Out Plumbing in Occupied Buildings

Most build-outs happen next to tenants who need water and drains all day. We plan the disruptive steps before a valve turns.

Shutdown Planning

Water shutdowns are noticed, scheduled and communicated to the building engineer in advance.

Core Drilling

Core drilling and selective demo scheduled around tenant hours where the building requires it.

Trade Coordination

Rough-in sequenced with the GC and other trades so the suite stays on its turnover date.

Grease trap cleaning & interceptor service

Match the plumbing scope to the tenant

A restaurant fit-out combines kitchen drainage, grease interception, equipment connections and water heating. Retail and office suites commonly focus on restroom groups, accessible fixtures and break-room connections. Medical and dental spaces add clinical sinks, sterilization and equipment rough-in; medical gas belongs in the scope when specified, not in every office build-out. Verify fixture locations and retained risers before treating these uses as interchangeable.

Coordinate submittals, shutdowns and inspections with the GC and building engineer. Inspect concealed piping before finishes close. Send the tenant type, plans link, bid due date, equipment information and schedule. Project proof shows actual scopes, not a standard duration or promised turnover date for a different suite.

FAQ

Tenant Finish Plumbing — FAQs

What is tenant finish plumbing?
Tenant finish plumbing, also called tenant build-out or tenant improvement plumbing, is the plumbing installed when an existing commercial shell or suite is fitted out for a specific tenant.
What's included in a tenant build-out plumbing scope?
Tie-ins to the building's existing risers, restroom and ADA fixtures, break rooms, and, where the tenant needs them, medical gas and restaurant grease interceptors, followed by testing and inspection.
Do you work with general contractors on tenant finish projects?
Yes. We sequence rough-in with the general contractor and other trades so the suite stays on its turnover date, with one point of contact from pricing through final inspection.
What areas do you serve?
The St. Louis metro, St. Charles County, Jefferson County and roughly a 2-hour radius of O'Fallon, MO.
Can you work in an occupied building?
Yes. We plan shutdowns in advance, coordinate with the building engineer and schedule disruptive work like core drilling around tenant hours.
Do you handle tenant finish permits and inspections?
Yes. We submit the plumbing plans to the local jurisdiction and coordinate inspection stages with the GC and building engineer before concealed work is covered and fixtures are turned over.
